Most plans you can buy online were drawn for nowhere in particular. They don't know what a Gulf Coast slab looks like, what our wind loads are, or what a Texas summer does to a west-facing wall of glass. You find out during permitting, or worse, during framing.

Ours are different for a simple reason: they come out of an active design office drawing custom homes for this market every week. Every plan in the library will be a real set — the kind a builder can take to a bid table and a permit office without a round of redraws first.

Every Set Includes

A complete construction set

  • Fully dimensioned floor plan with cabinet, appliance and fixture locations
  • All four exterior elevations
  • Interior and cabinet elevations
  • Roof plan
  • Foundation and forming plan
  • Electrical plan
  • Building sections and construction details
  • Door, window, header and lintel schedules

And what isn't included, said plainly: site plan, structural engineering, HVAC design and energy compliance are excluded, and local code review is the buyer's responsibility. We'd rather you know that now than discover it later.

Mirrored and reversed plans available as a small add-on. Every plan will ship with a photorealistic 3D exterior rendering of the home.
